Why ACH Auto-Pay Matters
One of the simplest ways to protect your account and your community is to automate your assessment payments. When you enroll in ACH auto-pay through the resident portal, your dues are drafted directly from your bank account on a schedule you control. No writing checks. No remembering due dates. No late fees. For community managers, consistent payment flow also reduces collection overhead and keeps our associations running smoothly.

Accessing the the resident portal Portal
Start by logging into your the resident portal homeowner portal. If you don't have a login yet, contact your community manager or visit the portal homepage—most DC-metro communities have a link on their association website. Once logged in, look for the Payments or Billing section in the main menu.
Setting Up Your ACH Account
Navigate to Payment Methods or Account Settings. You'll see options for adding a payment method. Select Add Bank Account or ACH Payment.
You'll be asked to provide:
- Bank account type (checking or savings)
- Routing number (the nine-digit code at the bottom left of your checks)
- Account number (also on your checks, usually 10–12 digits)
- Account holder name (must match your bank records)
Take your time entering these details—a typo here can delay processing. If you're unsure of your routing number, your bank's website, a deposit slip, or a quick call to their customer service will confirm it.
Scheduling Your Auto-Pay
Once your bank account is verified (which usually happens instantly, though sometimes takes 24–48 hours), you can set up the automatic draft schedule.
Key options to configure:
- Payment amount — Most residents choose the full monthly or quarterly assessment. Some choose a fixed amount if assessments vary.
- Payment frequency — Monthly, quarterly, or annually, depending on how your community bills.
- Draft date — Select a date that aligns with your budget cycle. Many residents choose shortly after payday or the 1st of the month.

What Happens After Setup
Once your ACH auto-pay is active, you'll receive a confirmation email. Before each draft date, the resident portal sends a reminder notification to your portal and (if you've opted in) to your email. This gives you a last chance to catch any changes—like if an emergency assessment was issued—before the transaction processes.
The draft typically hits your bank account within 1–2 business days. the resident portal logs every transaction in your portal, and you can download or print payment receipts anytime.
Pausing or Stopping Auto-Pay
Life changes. If you need to pause auto-pay temporarily (for instance, if you're disputing a charge or waiting for a variance approval), you can do so directly in the portal without calling anyone. Go to Payment Methods, find your active ACH account, and select Pause or Disable. You can reactivate it the same way.
If you're selling your home or moving out, notify your community manager in writing so we can close your account properly.
Troubleshooting Common Issues
Payment failed? Check that your bank account has sufficient funds and that your routing and account numbers are correct. If a draft bounces, the resident portal will notify you. Most communities allow a brief cure period before a late fee applies—usually 5–10 days, depending on your bylaws.
Didn't receive a reminder? Log into your portal settings and confirm that notifications are enabled. You can also manually check your scheduled drafts in the Payments section anytime.
Need to change the draft date? You can update this in your auto-pay settings without canceling the entire arrangement. the resident portal's interface makes it straightforward.
