Is the board toolkit really free?
Yes. The three PDFs cost nothing and carry no obligation. We ask for your name, email and community so we know who is using the documents and so the links can be emailed to you; a Homestead manager may follow up once to ask whether they were useful.
Who are the documents written for?
Volunteer board members, treasurers and committee members of New Jersey condominium associations, homeowners associations and co-ops, including active adult communities. Property managers and self-managed boards are welcome to use them too.
Are the templates specific to New Jersey?
Yes. They reference the New Jersey Condominium Act, PREDFDA, the Radburn law and P.L.2023, c.214 (the structural integrity and reserve study law) where those matter, and they use the vocabulary New Jersey boards, CPAs and attorneys use. Wherever a rule depends on your governing documents or a legal deadline, the document tells you to confirm with association counsel rather than guessing for you.
Is this legal or accounting advice?
No. The toolkit is general information prepared by a management company. Your master deed or declaration, bylaws, resolutions and New Jersey law control, and your association counsel and CPA should confirm requirements and deadlines for your community.
Can we edit the documents or share them with our board?
Share them freely with your board, committees and manager. They are PDFs with fill-in fields and worksheets you can print or complete on screen. If your board would like help adapting the RFP or calendar to your community, reply to the email that delivers your links.
